GENERAL
All of our properties are NON-SMOKING properties.
We have a NO PET policy in all of our properties. Most properties’ the HOA do
not allow renters to have pets or additional guests in the buildings.
Renters’ occupancy is restricted to the number of spaces advertised.
Per contracts with the Homeowners, we DO NOT rent to groups under the age of 25
and chaperoned groups are prohibited. Furthermore, restrictions may apply
regarding the number of people that accompany a parent.
UNTIL CONFIRMED, RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE
The reservation deposit collected from the renter is a security deposit until you
arrive, then becomes a damage deposit during your stay. Provided all property and
furnishings are left in good order, we will refund the deposit back to you 7-10 days
after your departure.
CANCELLATIONS: Cancellations made at least 60 days prior to arrival will receive
100% of the amount paid except for any booking fee. Long term rental of over one
month may require a different retainaige which will be in the terms on the
rental.mmCancellations made between 30-59 days prior to arrival will receive 50%
of amount paid. Cancellations made within 30 days prior to arrival or early
departures for any reason (including weather) Do Not warrant any refund of rent or
deposit.
HURRICANE POLICY: No refunds will be given unless:
1. The National Weather Service advises that we are in a “Hurricane Warning
Area” and a “Hurricane Warning” has been issued for the area.
If the National Weather Service advises that we are in a “Hurricane Warning
Area” we will refund:
A. any unused portion of rent from a guest currently vacationing.
B. any unused portion of rent from a guest that is scheduled to arrive
and wants to shorten their stay to come after the “Hurricane Warning
Area” is lifted
C. any advance rents collected or deposit for a reservation scheduled to
arrive during the “Hurricane Warning” period.
TRAVEL INSURANCE: We highly recommend all guests purchase travel insurance.
FULL RENTAL PAYMENT IS DUE BY THE DATE ON YOUR CONFIRMATION.
Payments must be made by e-check, or major credit card. We do not accept
American Express.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be
subject to forfeiture of reservation deposit, damage deposit and/or balance of rental
payment.
The Rental Manager will supply keys & Access Codes which will unlock the front
door to the property. Renters are not allowed to make duplicate keys. A fee will be
charged to guests for failure to return a key or parking permit or wrist bands. Any
attempt to access an owners’ locked area is just cause for immediate termination.
Renters agree to abide by the restrictions of the property or HOA or any attached
rules. If any person in the rental party fails to follow any of the rules, the rental party
may be asked to vacate the property and will forfeit all rent paid.
A cleaning fee will be charged to the guest as stated in the rental terms. Daily
housekeeping services are not included in the rental rate. Throughout the rental
period, renters will be responsible for keeping the property clean and in good
condition. Any unsafe or dangerous condition must be reported to the rental
manager immediately. Guest acknowledges that on the arrival date, the property is
in good condition, except for any defect guest may report to rental manager by the
end of the first day following the arrival date. The property should be left in the same
condition as it was found on the arrival date. A starter set of paper towels, toilet
paper and trash bags, the renter will need to obtain additional supplies.
The furnishings provided with the property are subject to change without notice.
Furniture, bedding, kitchen equipment, utensils, and any other personal property
supplied with the property must not be removed. Loss of any items within the
property or damage to the property or furnishings more than normal wear and tear
will be charged to renter. The property will be inspected by the rental manager or
their designate after the guest’s departure.
Parking is limited to the spaces noted in the rental terms. Renters may only park in
the designated parking area. Illegally parked cars may be subject to towing or fines.
Owners and rental manager attempt to properly maintain the property. While all
electrical and mechanical equipment are in good working order, they cannot
guarantee against mechanical failure of electrical service, stopped plumbing, water
supply, heating, air-conditioning, audio-visual equipment, internet access, cable
service, or appliances. Guest agrees to report any inoperative equipment or other
maintenance problem to rental manager immediately. Rental managers and owners
will make every reasonable effort to have repairs done quickly and efficiently.
Guests will allow rental manager, or a designated repairman to access the property
for purposes of repair and inspection. The rental manager and owner are not
responsible for any inconvenience that may occur and no refunds or rent reductions
will be made due to failure of such items.
The rental manager and owners are not responsible for the loss of personal
belongings or valuables belonging to any member of the rental party. Guest agrees
to assume the risk of any harm arising from use of the property.
Agency Disclosure: Myer Properties, LLC serves as the agent and representative of
all owners of condominium units, town homes and houses in its rental program and
acts always in and for the best interests of the owners.
